Choosing
the right survey Why
a survey is so important Buying a home is the largest
investment that many people make, frequently using their savings. Many questions
arise that relate to the building itself, such as:
- Are
there any defects that are going to be costly to rectify?
- Do
these defects affect what I am paying?
It is most important to
commission a Surveyor to help provide the answers to these
important questions. The comparatively small cost of a survey can save much
money in the longer term.
Why
a Mortgage Valuation does not provide this The
Mortgage Valuation report is for the benefit of the mortgage lender and answers
only the questions that the lender needs to be able to assess the property as
suitable security for the mortgage. Not all lenders show the valuation report to
the borrower.
The
Homebuyer Survey and Valuation The
report
focuses on the defects and problems that are urgent and significant and affect
value. It is only suitable for properties that are conventional in type and
construction, apparently in reasonable condition and were built post
1900.
A mandatory valuation is provided as the main objectives of this
report to enable the home buyer to make a reasoned and informed judgment on
whether or not proceed with the purchase and to assess whether the property is a
reasonable purchase at the agreed price.
The
Residential Building Survey The Residential Building
Survey is a comprehensive report providing technical information about the
construction and materials used, and covering both major and minor
defects.
It is suitable for all types of property, and is particularly
suited to properties that are of unusual construction, old or extensively
altered. There will be an extensive examination of the property including
drainage, plumbing, wiring, gas and structure.
The surveyor may
stipulate an addition to the standard fee should the property be very large or
present particularly difficult problems. If this should be the case the surveyor
will consult with the client before the work is carried out.
A valuation
is not a standard feature of a Building Survey, but can usually be provided if
required.
