What are Mundic Properties?

This is mainly a problem for properties in Cornwall. Between 1900 and the early 1950's many properties were built with concrete constructed of poor quality aggregate from mining waste.   The minerals contained in the aggregate material can cause a chemical reaction which results in deterioration of the concrete. Mortgage lenders now insist that properties built of block construction or mass concrete, that were constructed prior to the early 1950's, are tested to ensure that the structure has not been affected by Mundic. Due to the potential for the concrete to just crumble away most mortgage lenders label them as "defective" and as such will not lend against them.

How We Can Help

We have access to a specialist lender who will lend up to 65% of the property value no matter what class Mundic the property has, yes the interest rates are higher to reflect the lenders risk.
